Do I need other permits in addition to a development permit?
Clear Hills County issues development permits only. It is the developer’s responsibility to obtain other permits for electrical, gas, sewer, etc. When it comes to development located one half mile from a provincial or secondary highway, the developers will also need a Road Side Development Permit from Alberta Transportation.
Is a Development Permit required for moving or replacing an existing building?
Yes, unless it is an agricultural building meant for agricultural operations (i.e., barn, shop). Moving or replacing a dwelling of any kind and/or an accessory building requires a development permit.
Is a Development Permit required for renovations to an existing building?
Renovations that do not include structural alterations or change the use or the intensity of use of the structure do not require a development permit.
What if my proposed development is not a permitted or discretionary use in the applicable Land Use District?
You must apply for an amendment to the Land Use Bylaw and it must be approved by Council. Please contact the Clear Hills County development officer for more information.
Once a development permit is issued, will my property get inspected?
After a development permit is issued, your property may be subject to inspection to ensure the mandatory conditions listed on the permit are adhered to.
Once a development permit is issued, how long do I have to commence development?
Development must commence within 12 months from the date of issuance. If no groundwork or development has begun within the 12-month period, the permit becomes invalid. A time extension may be granted upon request.
What if I do not obtain a development permit when required?

Do I need a development permit to build a deck or shed?
Any agricultural building, outbuilding, dugout, or water reservoir located at least 40.8 m (134 ft) from a road right-of-way does not require a development permit. Structures that are an accessory to dwellings (i.e., sheds) that are less than 10 m2 (107.6 ft2) in floor area and decks that are less than 0.6 m (2 ft) from ground level do not require development permits, so long as they meet the setback requirements of the Land Use Bylaw [click here for the LUB].
Do I need a permit for demolishing a building or structure?
Clear Hills County does not issue any kind of permit for demolishing a building or structure.
